What are the current short-term rental laws in Paris?

The city of Paris has strict regulations for short-term rentals to preserve housing availability for residents. Here’s an overview of the current laws:

Primary Residences:

  • 120-Day Limit: Homeowners are allowed to rent out their primary residence for up to 120 days per year.

  • Registration Requirement: It is mandatory to register your property with the city of Paris before renting it out.

  • Exceptions: If you are temporarily living outside of France for work, you may be granted an exemption to rent your property for longer than 120 days.

Secondary Residences or Non-Primary Properties:

  • To rent out a secondary residence for short-term stays, the property must be designated for commercial use. This process involves:

    • Obtaining special permits from the city.

    • Complying with strict rules and undergoing administrative reviews.

    • This process is often lengthy and complex, but it allows unlimited short-term rentals once completed.

Medium-Term Rentals (possible for both primary and secondary residences):

  • Bail Mobilité (Mobility Lease): This flexible lease allows rental periods of 1 to 10 months. It is designed for students, professionals, or people in temporary work placements. This option is a good alternative to traditional short-term rentals if you meet the criteria.
